Check In, Check Out & Deposit Recovery

When your employee and their partner or family moves into their rental property, additional assistance with the inventory, utility connections and general familiarisation will ensure a smooth transition and alleviate some of the burdens involved.


Pre-Check-In Property Inspection

Subject to your requirements, policy allowance and budget, HCR offers a Pre-Check-In Property Inspection for your employees. A Local Area Consultant (LAC) will visit the employee’s property, prior to the Accompanied Check-In and Utility Connection, as agreed by the Landlord. They will ensure cleanliness throughout the property and tidiness of gardens, check all appliances, plumbing and heating, lights and locks and ensure all ‘wish list’ items are in place as agreed.


Accompanied Check-In

Our Accompanied Check-In is supported by one of HCR’s dedicated LACs; they will accompany your employee on the start date of the tenancy and complete the inventory report. This report will be compared to the inventory and conditions report provided by the Landlord/Letting Agent and form the basis for any damage claims at the end of the tenancy.

The utility meters will be read and re-connected. Our consultant will point out the property features and explain the appliance functions.  In addition, property management information will be passed on, including refuse and recycling collection days, garden maintenance and general information about the utility companies.


Pre-Check-Out Property Inspection

Subject to requirements, policy allowance and budget, your employees may benefit from a Pre-Check-Out Property Inspection.  A similar practice to the Pre-Check-In Property Inspection, HCR’s dedicated will visit the employee’s property, prior to the Accompanied Check-Out, as agreed by the Landlord.

For the Pre-Check-Out Property Inspection, a Local Area Consultant (LAC) will ensure cleanliness throughout the property and tidiness of gardens, check all appliances, plumbing and heating, lights and locks and make sure all items are in place as at the start of the tenancy. This will pre-empt any possible disputes and increase the likelihood of the deposit being returned in full.


Accompanied Check-Out, Lease Termination & Damages Management

When your employee is ready to vacate their property, our LAC can provide support by coordinating the end of tenancy/lease, take meter readings, disconnect utilities, and attend the Check-Out and complete the inventory. 

Any damages to the property and furnishings will be noted against the inventory produced during the Check-In, and any discrepancies will be negotiated with the Landlord. HCR will manage any dilapidations and disputes on the condition of the property, recover the refundable amount of the deposit from the Tenancy Deposit Scheme (if a deposit has been paid) and arrange any refund.
