To make sure your employees and their families have as smooth and hassle free experience as possible, we offer additional assistance with the inventory, utility connections and general familiarisation when they move into their rental property.
PRE-CHECK-IN PROPERTY INSPECTION
For a pre-check-in property inspection, one of our Local Area Consultants (LAC) will visit the chosen property prior to the accompanied check-in and utility connection. They will ensure cleanliness throughout the property and tidiness of gardens, check all appliances, plumbing and heating, lights and locks and make sure all ‘wish list’ items are in place too.
If you chose an Accompanied Check-In, one of our dedicated LACs accompanies your employee on the start date of the tenancy and completes the inventory report. This report is compared to the inventory and conditions report provided by the Landlord/Letting Agent and forms the basis for any damage claims at the end of the tenancy.
Utility meters are read and re-connected. Our consultant shows your employee around the property, explains the appliances and provides ‘housekeeping’ information, such as refuse and recycling collection days, garden maintenance and general information about the utility companies.
PRE-CHECK-OUT PROPERTY INSPECTION
A Pre-Check-Out Property Inspection is very similar to the Pre-Check-In Property Inspection.
One of our LACs checks cleanliness, tidiness of gardens, all appliances, plumbing and heating, lights and locks and make sure everything is in place as it was at the start of the tenancy.
In practice, this pre-empts any possible disputes and increases the likelihood of the deposit being returned in full.
ACCOMPANIED CHECK-OUT, LEASE TERMINATION & DAMAGES MANAGEMENT
When your employee is ready to vacate their property, our LAC can coordinate the end of tenancy/lease, take meter readings, disconnect utilities, attend the check-out and complete the inventory.
Any damage to the property and furnishings are noted against the inventory produced during check-in and any discrepancies negotiated with the landlord. We manage dilapidations and disputes for you, recovering refundable deposit amounts (if a deposit was paid) and arrange onwards refund to you or your employee as appropriate.
