The area of tenancy agreements can be a minefield for anyone who is inexperienced… laws, rules and regulations change frequently and sadly, unscrupulous landlords do take advantage of unsuspecting tenants. Which is why many clients find our expert tenancy services invaluable.
HCR TENANCY AGREEMENT
HCR has over 7,500 properties rented in our name using an industry-recognised Tenancy Agreement which is widely accepted by Letting Agents.
We often negotiate – and sometimes eliminate – credit-check or administration fees. In addition, the majority of our Landlords/Letting Agents do not ask for a deposit.
This Tenancy Agreements enables us to act on behalf of you and your employee, managing issues such as:
- repairs and maintenance
- cost-effective utility connections
- bill payments (we pay them all on your behalf!)
- damage claims at the end of the tenancy
We provide your employees with ongoing support for all property-related issues, plus an out-of-hours emergency helpline and access to HCR Fix, our online property maintenance reporting system, so they can report property issues at any time of day or night, with the option to upload photos too. HCR Fix also offers general maintenance tips and advice.
TENANCY NEGOTIATIONS & LEASE PREPARATION
Once your employee has selected a property, our team enters negotiations with the Landlord or Letting Agent to secure the best rental fee, and agree the period and terms of tenancy, size of deposit and any Letting Agent charges.
Our experts handle all negotiations, saving you the time and the hassle whilst making sure your employees understand the contractual agreement they are entering into. Our in-house legal team checks the agreement thoroughly, to ensure the tenancy is fair to all parties.
TENANCY MANAGEMENT SERVICE
When a tenancy is in your company’s or employee’s name, we can provide you and your employee with a comprehensive Tenancy Management Service.
This offers similar ongoing support and advice to our HCR Tenancy Agreement (see above), but communication will be via the Landlord or Letting Agent rather than directly between HCR and the employee.
Should your employee choose to stay in a rental property for longer than anticipated, we will manage negotiations with the Landlord/Agent to renew the tenancy, without rent increase where possible. Our team will review relevant clauses and agree renewal terms, ensuring:
- rental for the new period is agreed
- the renewal document or new tenancy agreement is checked carefully
- relevant break clauses are agreed and maintained
- appropriate details are recorded on the employee’s case file
